Quick checks
Look at your utility bill. A sewer charge usually means public sewer. No sewer line item suggests a private system. Then walk the yard: septic tanks often have one or more lids or risers, and many rural lots also have a private well.
Check the property's records next. Butler County's health district keeps septic permits and inspection reports in its Accela portal. Our records guide shows how to search it.
City vs. unincorporated areas
Butler County's own buyer checklist (Look Before You Buy) notes that its county agency list covers unincorporated areas. For property inside a municipality, it says to contact the city administration office. If your home is inside Hamilton city limits, ask the city about sewer service. For township properties, ask the Butler County agencies.
The same checklist suggests asking whether sanitary sewers are in place or planned before buying.
