Is an inspection required?
Ohio has no statewide rule requiring a septic inspection before a home sale. Ohio Administrative Code 3701-29-19 says systems may be evaluated on request for real estate inspections or as part of a locally established real estate transfer program, so any requirement comes from the local health district.
Before you list, check with the Butler County General Health District (website linked in the sources below) whether any transfer requirement applies to your property.
Disclosure
Ohio's residential property disclosure law (Ohio Revised Code 5302.30) requires most sellers to complete a disclosure form, and the form asks about the property's sewer system. Be accurate about the type of system and any problems you know about.
Why an inspection still helps
Buyers and lenders commonly ask about the septic system. A recent pump-out and inspection report answers those questions early and can head off a late-stage surprise. Pull your permit and inspection records from the health district too. Our records guide shows how.
Splitting a lot?
If the sale involves a lot split or replat, BCGHD lists a separate 'Sanitation Review for Deed Transfer (Lot Split/Replat)' application.
